Energy Audits

Our typical client hires us to identify energy efficiency measures that have a quick return on investment.

We believe that a successful audit is one that:

  • Identifies low or no-cost Energy Conservation Measures that can be implemented immediately and that provide an ROI of the cost of the audit
  • Provides guidance to a facility’s CAPEX plan
  • Provides a recommended pathway for upgrades/improvements to the Building Automation System (BAS)
  • Provides a menu of potential Energy Conservation Measures that will have a measurable impact on your utility budget with ROIs that exceed other options for deploying capital
  • First year cost savings exceed the cost of the audit
  • Be the first step to providing a facility that meets occupants requirements at a minimal utility cost.

Hibar can provide energy audits that meet the following standards:

  • ASHRAE Level I, II, and III
  • Building Performance Compliance

A popular service that we provide is a “LEVEL I +” audit that includes the basic information found in an ASHRAE Level I audit but with diligence of identified ECMs that meet a Level II standard.  We provide this at a reduced cost to a typical ASHRAE Level II audit.

Additional related energy consulting services include: assisting building owners with multiple tenants submeter or allocate utilities, measurement and verification of implemented ECMs, providing feasibility and alternatives studies, and providing electric utility rate structure,  time-of-use, and demand scheduling studes.

Retro-commissioning (RCx)

Retro-commissioning is the systematic process of evaluation, testing, and analysis to ensure that a building is operating as originally designed.  It can include recommendations to provide modern updates to make a building perform better than originally designed.  Often, an energy audit will determine if a full RCx effort is warranted.

 

Often, the effort starts with the building’s control system (BAS).  Hibar’s team has deep experience with most building automation system brands.  Some of these recommendations can be implemented during the RCx process, but other repairs and/or upgrades may require a local controls contractor.

 

In addition to the typical RCx report, Hibar can provide design and scope-of-work documents for local BAS contractors.  Hibar can also act as the owner’s agent to commission the controls work to ensure that all items are performed properly and the anticipated energy savings are realized.  Acting as the RCx agent, providing design and SOW documents for the upgrades and then serving as the owner’s commissioning agent is an excellent way to implement these sometimes complex projects.

Renewable and “clean” energy systems

Rising utility rates and falling renewable energy system costs are converging to allow renewable energy and storage systems to be excellent ROI projects.  These are considered in the energy audit process and Hibar can provide development and implementation assistance.

Design

Hibar provides design services for projects identified in energy audits.  This can include central plants, air-side equipment, and renewable and energy storage systems.  Design of building control systems is a specialty of the Hibar team.

Implementation

Often, a facility does not have an engineer on staff dedicated to the implementation of significant facility upgrades.  In this case, Hibar will operate as an “owner’s agent” to ensure that the project is implemented with a minimum of impacts to the building.  Typically, Hibar engineers provides this service for HVAC equipment and controls and/or renewable and energy storage systems.

Facility Consulting

Hibar’s team has over 100 years of combined working and consulting on facilities.  In addition to our energy services, we can provide condition assessments and equipment replacement CAPEX budgets for your MEP systems.

Often, we assist owners with evaluating competing equipment replacement options.  We can also perform as the commissioning agent or even the owner’s representative for MEP projects.
